Stock condition Survey in your area

 

IMPORTANT CUSTOMER NOTICE – Forthcoming stock condition survey in your area

As your landlord it is really important that we know what condition local homes are in. This helps us plan how we maintain and improve them in the future. So every year we visit thousands of homes to carry out what we call a ‘stock condition survey’.

What is the information used for?

The information we gather will tell us more about the condition of your home and allow us to plan for any required future work such as fitting replacement kitchens, bathrooms, windows and doors.

What’s covered in a stock condition survey?

We look at all parts of your home including:

  • outside - roofs, walls, windows and doors, fences and paths
  • inside - kitchens, bathrooms, heating system, electrical wiring and insulation
  • communal and external parts - of a block of flats such as corridors, lifts, stairwells, fire alarms,  communal lighting, door entry systems and pathways.

When will my home be surveyed?

If your home is to be surveyed within the period January 2018 to March 2018, you will receive a letter from our partners, Savills, who are carrying out the work on behalf of Incommunities. If you receive a letter, a surveyor may call at your home during this period and, if this is the case, we would ask that you grant him/her access. All surveyors will be wearing a Savills Identification badge and will carry a letter from Incommunities explaining that they are carrying out the survey on our behalf.

Please note - there is no need to take time off work, or wait in for a surveyor to call. If you are not at home at the time the surveyor calls, he/she will simply go to a nearby property to complete a survey there instead.

What will I need to do?

The surveyor will need access to all rooms, the loft and outside areas. The surveyor will make notes, and take photographs. The visit will normally take up to 30 minutes. Any shared communal areas will also be surveyed. If any safety related repairs are identified during the survey, these will be forwarded to our Customer Contact Centre by the visiting surveyor.
